5 comms tips to increase your real estate sales with technology

If you are a realtor, you know that making sales is the most important part of your job. Without sales, you won’t get much of a paycheck, so you must do all you can to ensure you close as many deals as possible. Here are some ways that you can use technology to help increase your sales numbers.

1. Advertise

No one will know that you have a listing available if you don’t advertise aggressively. Use the Internet to your advantage and ensure that your listing is visible on all real estate websites. If you are lucky enough to have a background in technology (or know someone who does), you can even create a basic website that features the house. You can use a low code platform to develop a site or even a basic real estate app so you’ll be ahead of the game technology-wise.

2. Use social media

Nearly everyone has a social media account on one of the popular social platforms, so use this to your advantage. Post your listings on social media and ask your friends and connections to share them with their friends. You never know just who may be looking for a house exactly like the one you are selling.

3. Use drone photography

Invest in a drone or find a friend willing to let you borrow theirs and take some birds-eye view photos of your properties. This is a great way to give potential buyers a look at the land (which is often the home’s best feature). Instead of boring photos of each room and standard shots of the front and back of the house, viewers can see everything at once and get a real feel for the layout of the property. This is especially useful for large properties that have many unique features such as pools or outdoor living areas. Drones can also be useful in helping to enhance the qualities of the property such as a large yard if the home does not photograph exceptionally well with a standard camera.

4. Offer virtual tours

Spare time can be tough to come by, and some people may be hesitant to view a property in person unless people no longer reside in it. Offer virtual tours to your customers and do the legwork for them. You can do this by simply going to the house and doing a video call with your clients, or you could get a bit more technical and invest in software that creates virtual reality (VR) tours for your buyers. These virtual tours let buyers scroll through the home and even zoom in on certain features, like granite countertops. It gives the feel of walking through the home without actually being there.

5. Use digital transaction services

Who has time to visit a realtor’s office every time a simple form needs to be signed? Save yourself and your clients tons of time by utilizing digital transaction services that allow documents to be viewed and signed from the comfort of one’s own home. Clients can even make and accept offers or make counteroffers digitally by using some of these tools. There are even some services that allow documents to be notarized online, which makes long, drawn-out settlements obsolete. In-person settlements may be required in some states, however, so ensure digital settlements are permitted before you delve too deep into researching these tools.

Being a realtor can be tough, and there are some months when you feel like you’ll never be successful again. Use some of these easy tips to enhance your selling platform and you’ll hopefully see your sales numbers climb.
